Barn Wishlist?

I'm starting to plan a barn for 2014, and I need your help! I have a bunch of ideas, but I'd like to hear from you too.
What are some tips you have for planning/building? And feel free to make your own wishlist- I'd love to hear it!
Basic Plans: 2 Washstalls w/ drainage systems, 3 or 4 12'x14' stalls, an office, and a tack/feed room.

I would love to have a 2 story barn, wishlist design: a hay loft and an office upstairs, and above each stall I would have a hatch to throw hay down into each stall (minimal mess). I would design the the stalls to be a 1/2 foot lower than the walkway so that shavings wouldn't get all over. The stalls would be 1/2 brick and 1/2 wood, the brick on the lower half (easy to sterilize and clean) and wood on the top half (looks nice) Each stall would have a connected paddock with a door inbetween. I would have an indoor arena and a galloping track-but that's another post haha! Just a couple things I would enjoy, for now I board the horses that are in work :)

A buff stable boy to do the chores is on the top of my list.

I am not here to promote anythingNo, that's not true, I am here to promote everything equestrian and everyone enjoying horses!

Now that I have my barn and am making improvements, this is what I want (to just appear overnight...free lol).

1. The first 9'x60' of the barn to be finished with a brick aisle. I did the hay room...now just have 45' to go.
2. The other half of the barn where the cross tie and grooming area will be to be finished with rubber mats
3. The other side of the door to be cut so the horses can fit in the barn to be put on cross ties
4. My stalls to be sealed (the wood) and the 3rd stall to be leveled and matted
5. The interior walls of the barn to have another layer of boards to finish it off and look nice
6. The outside of the barn to be painted
7. The ceiling to be insulated and finished with sheets of wood - right now it's just 2 x 4 beams and the metal roofing material
8. 2 of my pastures to be re-seeded
9. The blacktop at the top of the one field to be fully fenced off
10. Possibly an indoor wash area also (have an outdoor one already)

And most of these are projects that will be getting done in the next year ><

I wouldn't give up space for 2 wash rooms if I only had 3 or 4 horses - or a separate office. A separate feed room would make better use of that space and you can have a small desk in the corner of the tack room
We have a 2 storey so hay is in the loft area - which is OK if you can install a trapdoor to drop the bales down - and have access to an elevator to get the hay up there when its delivered
Lots of storage space is my 'must have' - I hate clutter gathering dust everywhere

Lol. I have too much storage space! We have 3 other outbuildings on the property not including the barn and the garage w/ workshop. I have all of my extra tack in one of them, once has all of the landscaping supplies, and one has hay on one side, my rabbits in their hutches/extra cages on the other side (for winter) and in the second story I'm accumulating extra fencing and other materials.

Too much storage isn't good because I'll find something to fill it with!

I bought a house with a barn and here is what's on my wish/to do list.

I want dutch windows for each stall. I have three stalls, two have windows but I don't like them and the third doesn't have a window which I don't like at all, if the horses are in I want them to at least be able to look out and get fresh air. And I've just always loved dutch windows on barns.
Like this:

Except my barn is red, so I want the window to be red/white.

I eventually want to get some sort of feed/tack room set up.
And hay storage figured out and set up, soon before winter.

I also have a pole barn which we're going to turn into a big garage basically. We have to get all the sand out and put a concrete pad in.

;) an indoor arena , cooled for summer and heated for winter ! But with windows to let in sunlight and screens for nice breezes on those day no heat or cooler is needed , and a few mil to be able to do so ..
Possible list.
. Would be seperate feed shed, one just to store sr feed, pellets, salt licks , vitamins etc, with a scale that is set up so I don't have to bend over to read it .
cross tie area not in the barn aisle
,an exam chute.
gates/. Doors for front and back, so if any tractor work needed done, there is large enough access, and that the ailse way be large enough to manuver a tractor with a drag and bucket ( kioti sized tractor)
