*Main barn has eleven 12x12 stalls, concrete washrack with hot/cold water, feed room and a large finished tack room complete with a full bath, A/C, insulated walls & ceiling & ceramic tile flooring. Part of barn is a large run in shed that could easily be turned into 5 more stalls.
*Large separate hay barn with one very large foaling stall attached to 2 acre, 4 board fencing paddock. Shavings building attached to hay barn to hold spreader truck load of shavings. 5 turnout paddocks with board fencing and one large (approx 25+ acre) pasture with board/wire fencing. Lush grass pastures will keep horses FAT! Most of our horses don't even get grain during warm months because the grass is so lush. Entire property is fenced.
*Fabulous, enormous riding arena (140’ wide x 280’ long) with the best all-weather footing money can buy! Large covered viewing deck by arena which currently we use as a judges stand. Great for any discipline. A large grass warm up arena as well that would make an excellent dressage arena. We also use it as a turnout paddock.
*Newer bathroom with pedestal sink near riding arena which is great for horse show or clinic days!
*Only a couple of miles from the Pinhoti Trail for hours of fabulous trail riding! 3 miles from a farm that offers schooling on their cross country course to the public for a small fee.
*Property line goes to the center of the beautiful Chattooga River, and we have LOTS of river frontage. Great fishing as well as gorgeous to look at! NO FLOODING PROBLEMS!
*Garden located beside the home is a fabulous space to grow tomatoes, cucumbers etc. There are blueberry bushes, thornless blackberry bushes, and grapvines that produce delicious produce every year!
Rivermont is well known for hosting monthly horse shows for 9 years now that draw crowds from Atlanta, to Chattanooga, to all over NE Alabama. Our final show in August of 2012 profited $3400! The farm is very well known all over and has done well offering boarding & training services, horse shows, lessons, clinics and more. We have excellent vets and farriers in the area, great schools and very friendly neighbors! A private piece of property that is convenient to everything. 1/2 mile to post office, gas station, Dollar General and grocery store. Only 20 minutes to Cloudland and Mentone where in the winter time you can enjoy skiing!
Taxes: Approx $650 per year (yes, you read that right!)
Low power bills due to extra insulation added to house.
Water: 350 foot deep well that provides around 18 gallons of water per minute.
Additional equipment will be offered for sale to go along with the farm such as the set up show jumps in the arena, the PA System for running the horse shows on the farm, Horse Show Software & left over ribbons, a like new 40 HP New Holland Tractor, Bushhog, Auger, Flat bed trailer and more! Will sell as a package at a great price if new owner is interested to make this a true "turnkey facility". Also, most of the furniture in the home will be available for sale at a great price once the house is sold too. It was all purchased only 4 years ago when the home was built. I'd just rather buy new once I get to FL than haul it that far. The business (and name Rivermont) will go with the sale of this farm (boarders, horse shows, customers, etc.) that has taken me over 10 years to build up. You can simply pick up where I left off if you wish. :)
Another plus, our brand new feed store (Pine Ridge Outdoor Supply) that sells Southern States feeds plus hay and farm supplies is only 1 mile from this farm! (only a horse person would appreciate a feed store being 1 mile away!) :) The cost of living here, including feed and hay, is MUCH more economical than most parts of the country. (How does $4 a bale delivered sound on hay, and $35 a round bale?) Our grass is so great here, especially this year though that you won't need to feed grain or hay until winter.
We are downsizing considerably due to health problems and moving to Florida to be closer to family.
