Before we moved back to NV the place a cross the road from where we rented in TX sold for $375,000....32 aces, 6 stall barn, dressage arena, shop, MIL quarters and newly remodeled three bedroom home(originally built in the 40's and sound) with landscaping!

OH MY GOSH!! We're house hunting right now in Northern California, and I would be lucky to find anything like that for less than $500000!
As proof, here's one in my area

Granted it does have 10 acres HOWEVER it does not have a barn or riding arena!
It's selling for $699,500!!!!!!

Unbelievable...I guess it's just a lower income area here. The ground is good, especially right here. The bank owned a place just north of us a few years ago, it was 40 acres with a small house (needed work but livable) and a barn. Had boulders everywhere, which could have paid for the place (selling em to landscape companies). It sold for 120,000. 40 acres!!!

*wipes drool off of keyboard* if only....

In my area its about $12-14,000 per acre depending on the type of land and $100,000+ for even a 2 bedroom, 2 bath house. No stable, kennel, arena...nothing.

I'm thinking a cross-state move is in order...after all, we have family in Missouri!
