    Talking I have to share some good news!

    Things are looking up for me at the moment! Life has been very stressful for me for the last two months. The house my parents rent [and I live in] was foreclosed on because the owner was an idiot. We were given until June 30th to move out [we were told about two months ago.] My parents are moving an hour away because my mom is going to college there, and I can't afford to commute that far for work and my horses every day [twice a day on my days off.] So I was being shoved out into the big bad world all on my own, and none-too-thrilled.

    Luckily, I found a friend [a great friend!] that also needs to be in a new place around the same time, so we've been looking around for apartments we could afford that would accept a large dog [golden retriever] and it has been so hard. Neither of us make a whole lot of money and our budget is going to be REALLY tight until our promotions [we're both due for one.]

    So time is running out, clouds are getting darker... and then I hit the "Refresh" button on craigslist... and there it was!! A beautiful 2 bedroom on a lake with one of the lowest rent payment I've seen, a reasonable deposit, no first or last rent payments, and they'll take my friend's dog for a slightly higher pet deposit, but he said he'll wave the administration fee!! I'm just ecstatic! My friend and I are both off work today, and we'll be meeting the guy at 1:00 and I just can't wait! He said they will hold it for two weeks if we want it, putting us in it on June 17th!! It seems so good to be true, I'm still partially in denial, but I'm just so excited!!

    I will take pictures when I go and post when I get back. I'd post the link, but I can't have you all knowing my hopefully-soon-to-be-new-address. =P

    Good luck, and I sincerely hope it's not a scam.

    That 'administration fee' thing put up my red flags. That, and the fact that it's supposedly a wonderful place on a lake, and has extremely low rent.

    The scammers are on the real estate sites now, too. You'll need to make sure this guy is really the owner or landlord, because people are 'renting' or 'selling' places they don't even own.

    Yes, we're both proceeding with extreme caution. As I said, it seems a bit too good to be true, but the guy on the phone *seemed* genuine.

    Most every place has an administration fee, and it's not any kind of fantastic lake. I guess you'd have to know the area to know what I mean. It's more like a really pig puddle, haha. It also isn't extremely low, it's $725. Most other places are $775 - $850. I've also found some 2 bedrooms for like $650, I'm much more nervous about those.

    I do, of course, appreciate your concern, and I have no intention of getting screwed. I'm just trying to make sure everything is clear. I wrote it out hastily, so it's not very detailed, lol. I'm still calling a dozen more places to be on the safe side. =]

    Well, good then.

    Your first post made it sound like it was some luxury place on a lake with really low rent. Glad it's not that.

    Hmm, I haven't rented in quite awhile, but I don't remember any administrative fees. Probably something endemic to your area.

    Good luck to you and I hope it works out. My daughter lives in Boston and they have a similar fee, though I can't remember right now what they call it.

    It was INCREDIBLE! It's a steal, for sure, and definitely worth snagging ASAP. I just have to get the deposit together and I'll call him tomorrow to make sure we can go through with it. I would have gotten pictures but I was in awe. =]

    Unfortunately, my day was dampened quite a bit when a friend's horse colicked BAD. It took three of us to keep him moving, he was buckling with every other step. He was taken to the hospital to be put to sleep. =[
