Boarding Other People's Horses?

So in a few months from now I plan on taking on boarders at my new house. Its a 3 barn inside wash area/tack area, with a walk in tack room. The stalls also have walk out areas with poly tape. Its a steal barn and super nice. We have a riding arena, and trails are right down the road.

I was planning on feeding twice a day and charging $325 a month or around that that includes full care. Does this sound about right. I know a lot of other places around here that are close to town and have a barn are around $450 a month.

Also what sort of laws do I need to know for boarding. I live in AZ.

Do I need extra insurance, as i know in AZ we have laws that state that horseback riding is dangerous and we understand that.

You'll need a liability policy and I'd recommend a Care Custody & Control Policy as well. My experience out here in OK is that your hone owner's policy will not cover you, you need to buy additional equine insurance through someone like Markel or Jarvis. I have all of my insurance through Jarvis and they've treated me very well. NOT cheap insurance by any means but well worth it in the event you need it.

Depending on where you are in AZ you may not be allowed to have a home business run from your property.

I board at a private person's home, but I don't know anything about the laws in AZ. Your laws may vary, but I don't believe that having one person board on your property is considered a business, any more than having a roommate renting your spare bedroom is considered a business.

For what it's worth, I'm in a major metro area and pay $210/month for full care, plus the cost of hay and feed. My horse shares a 5-acre paddock with the owner's horse, plus a stall and run in a 2 stall barn. There is a small arena and trails nearby. I have the option to park a trailer. She has written into the contract a request that I limit barn visits to the hours between 7am and 10pm unless other arrangements are made, in respect to the fact that I'm essentially in her back yard.

You also need to be ready to forego just about any privacy. What are you doing for rest rooms ? your house ? What are your plans if you get a bad boarder ?
Are you ready to take someone to court and take that horse to an auction ?
I let a lady board, she left one horse, signed it over to me,felt sorry for them and the old lame horse, took care of that horse for 5 years , and gave me grief, she showed up the other at my gate, the horse had to be euthed, and I guess she would drive past all the time to look . She was demanding to know the details, and then wanted me take her other old horse.. No thanks..

You definitely want to talk to an attorney and insurance agent (at the very least) since the bottom line is that you're turning your personal property into a business and you want to protect yourself and your property.
