Help with setting up self care boarding

I have a older barn that is not being used. It has a 10x12' stall with 20x12' turnout, a 20x12' stall with 20x20' turnout, a 10x10' stall, a feed room, room for hay and tack.

I offer full care boarding in my 12 stall stable for $225 per month. There is a 60' round pen and 62x120' indoor arena. I have 6 pastures and 2 paddocks for grazing.

I was think $150 for self care, they supply their own grain, hay, bedding, and do their own chores.

What guidelines/policies/rules should I implement for this type of board? I want to guard against people who do not clean out their stalls frequently, under feed their horses because they can't afford it, people who want to leave their horses on pasture longer then allowed.

Any advice, opinions, experiences are most welcome!

Should I price the stalls differently because of their size? 2 have turnouts and the 1 does not.

I would rent the whole barn to 1 person. That way people are not into each others stuff. Should rent for maybe 200.00-250.00 a month depending on condition, location and such. 150.00 and they do there own stuff is high for my area of Iowa. That would be way more than the 225.00 you charge for full care when you add feed, bedding and labor. I have a friend that rents a large barn, 3 large stalls and pasture for 250.00 another rents a large barn with several stalls, indoor, pasture for 350.00 in good location. Smaller town =less money near more population = more money.

We are right between Cedar Rapids and Dubuque off a major highway.

I agree, I rather rent to one person.

Yes you are in Monticello. I have seen your ads on craigs list. But I think with all the country side and farms around you the price would be less as most would keep them at their house. In Cedar Rapids that would price would be high and we would have more demand for barn rental.

It never fails, somebody invariably doesn't always show up in a self care situation and guess who winds up doing it? It's inevitable that you will feel anger over this and will wind up hearing excuses which will further anger you. Not worth it.

Full care for $225 with an indoor???? Wow its at least $375 around here!!! But as far as self care goes.....personally from what I have seen its not worth it. You'll end up maybe breaking even on it but sometimes actually loosing money. I've seen many people think that it is a good idea at first...but then end up very stressed about the situation afterwards. But that just my experience with it. One good rule is that depending on the amount of turnout....you should have a set amount of days that people HAVE to clean their stalls. Whether it be everyday or only 4 days a week.

Wish I was closer to you! That full care situation is over $500 where I am....hence why I lease and not own.

I'm west of Omaha & your prices sound about right for this area. I would just put it into your contract, your expectations of care & cleaning. Any items not kept up to expectations could result in extra fees or termination of contract
