    Running a barn is definitely not a walk in the park and probably not your best option.

    Your best option for your benefit in the horses, in my opinion :), is to talk to the BM. Make sure you land a spot in this potiental facility if it falls through (have options!) And let them know all of what you did and continue to do for the BM in exchange for lower fee. Be professional and borderline suck-up to enlighten her what you pay now and if it were at all possible to leave this unchanged.

    Or you can have the current BM right up a contract saying that you pay $xxx amount of dollars per month and this is a contract legit regardless of the BM.

    Suck it up and pay the extra or move. If you already don't care for them, working for them will make you resent the place. That is one hellava place for $270.

    Personally I would suck it up and pay for the place as long as the new BM was decent. Trust me you do not want to be the new BM.

    I totally Agree... I will be looking at the other barn tonight or maybe tomorrow. They have a tack sale there tomorrow so it may be worth me going then.

    Nope. Sorry. If you're a BM, you're basically on call 24/7. Horse colics at 3am? You're on the hook! Owner thinks that Dobbin's waterer is dirty? You're the contact!
    Do not kid yourself that you will only be dealing with clients via email. I text my BO on a regular basis about one thing or another in regards to my horse - it's a good thing that she's a friend and awesome to boot.

    I say go to the new barn. Its always god to branch out and expand your own horsey community. And that way,
    A. You're making more friends.
    B. You're not dealing with the stress from the BO and haing to run the place
    C. You can always have horse outings with your friends from the old barn. It doesn't have to be a complete cut off from them.

    you read me wrong emails with THE BARN OWNERS not owners I do know the Boarders will be all on me.. I am not totally naive ;)

    actually I do know a few at the alternate one and some of the boarders may go there also.

    Why not talk to the BM and maybe she will explain the situation with you. They may be glad to know there is help already available. Good barn help is hard to find as most people want full time work and a lot of barns can't afford that. I am picking up that you are afraid of change but the new people may be awesome once they settle in.

    the BM and I are good friends. She agrees I would be a great new BM but some new info has come to my attention her "the BM and I" just got off the phone and It looks like I will most likely leave. It may be the best thing for my daughter, I and horses that way. The BO seems to think even though they have not even been there that my daughter is responsible for the gator being broken. I am pretty upset about this. The BM is going to let me see the Email the BO sent later this evening. I think I have smoke coming out of my ears.
