Question allergies? Virus? Upper Resp infection?

Hey all, I'm in need of some feedback, but first a little background:

Two weeks ago I bought a 2 yr old TB mare from my BO. He buys and sells a lot of horses (I don't like calling him a dealer because of the negative stereotypes and he takes EXCELLENT care of all his animals) and a neighbor had 40 head of thoroughbreds she was giving away and selling at cheap prices because she was going bankrupt. Near the end none of them were getting the overall care they really needed (her feet definitely need some attention from my farrier-- hoping he can work his magic) so I'm assuming she isn't UTD on vacs, but I don't have any medical history. They were well fed and watered but she didn't have the money to have the vet or farrier come out for her 40 horses.

She has been fine since I've had her, good appetite, drinking well no health problems. Biggest issue is those feet, and they aren't as terrible as they could be, just not well kept. However, today I came down to see she has a ton of eye discharge- all milky white, so my first idea is conjunctivitis but then after she got to moving around she started to have white/yellow nasal discharge too, a significant amount. She sounded a little congested after I noticed the nasal discharge, but that's to be expected. She is still eating and drinking well, still active, not acting unlike herself.

I know that this could all be linked to the eyes, and there are a lot of other options but I just wanted to get some feedback from other horse owners, etc. I'm not looking to call the vet out just yet, just want to keep an eye on it and try some OTC/Home remedy ideas first. She is out in the field with about 15 other mares, including my other horse, and I didn't notice any issues with them, but I didn't check everyone either, just those that stick near my girls. I let my BO know and he'll keep a close eye on the herd.

Open to suggestions :)
