Critique my lease wanted ad?

So, since the horse that I had previously posted about didn't work out, I'm back to looking for something to lease. While word of mouth will be my main advertisment, I do plan to put out a few "wanted ads" (including one on the forum ). Before I do that, however, I wanted your opinion on my ad, since making the right impression could make the difference in hearing from somebody or never getting any response.

This is what I have so far:

I am looking for a beginner friendly lease horse in eastern NC. I am currently learning western pleasure, with hopes to show locally next year.

I began riding in January of this year, with lessons every week, so I'm looking for a horse that knows it's job and can take care of it's rider. I want a lease that allows me to use my own barn, as I am quite happy where I am, and do not plan to change instructors. AQHA registered is a plus, but not necessarily, mare or gelding ok. Must be experienced in western pleasure.

What do you think? Anything that I should include or leave out?

How much experience (in years ) do you have? What is your price range? Do you want a full lease? Do you prefer any gender over the other? Have you ever leased before such that you can provide references?

Do you want a full lease? That seems to be what I'm going to have to go with, as nothing at my barn is currently available. I'd much rather have a full lease at my barn to an off site part lease.

Do you prefer any gender over the other? I prefer mares, but I'm open to either gender.

Have you ever leased before such that you can provide references? Nope T_T
So, if I worked that into my ad...

I am looking for a beginner friendly lease horse in eastern NC. I am currently learning western pleasure, with hopes to show locally next year. I am looking to spend around $350/month, inclusive of board at my barn and farrier care. I will probably require a full lease.

I have been riding for 10 months, with lessons every week, so I'm looking for a horse that knows it's job and can take care of it's rider. Must be experienced in western pleasure and. I would love to lease a mare, but will consider mares or geldings equally.

Does that sound any better?

The issue I see with your scenario is your affordability vs. what your looking for. $350 can get you a full lease, but usually somewhere that the horse already lives. Because then your money goes towards the horse owners care for their horse. You are looking to move a horse onto a different property and still have someone else pay 1/2 the expenses. What you are really looking for is an off site lease (for the horse owner its off site) but I don't know if you'll find it for $350. Unfortunately, the usual case is someone takes over all the expenses for the horse in order to keep them at their barn.
My suggestion- look for a partial lease (which is usually between $250-$350/mo inclusive) in your area where your trainer may travel to. Otherwise your best option is to wait for something to open up at your barn, or up your budget.

Yeah, that budget was figured using the mare already at my barn. I haven't been able to pin down my instructor since then to figure out what our next step is. She has offered my lesson horse for part lease, but he is rather accident prone, and I want something a bit more finished for my "first" horse. In lessons it's fine, but I get a bit nervous thinking of working him on my own. Hopefully tomorrow or Saturday we'll be able to talk, and then I can really start planning what comes next.

Around here 350 would not get you a full lease. It would have to be at least 400 , more likely 500. But everything here is more expensive than the rest of the country, it seems. Why? I don't know.

Well, I finally got to talk to my instructor today. There is another mare that I am going to try out next week! She will be within my budget, and hopefully we will work well together. I've ridden her once before, when my normal lesson horse was lame, and remember her being a fun little girl, so hopefully I won't ever have to post my ad... Fingers crossed!

Good luck! :) I can't really help you much but I'll be in the "opposite" position in a year and a half looking for someone to lease my boy while I'm off at college! Let us know how it goes :)

Thank you! I will be sure to update once I know something. I'm just keeping my fingers crossed that we don't get too much rain early next week- or I won't be able to see her on my days off; and I want to have plenty of time to try her out and ask questions.

Good luck when you start looking for a lessee!
