Cortina English Saddle - Worth the repair?

I'm picking up a Cortina tomorrow - 16in seat, no fittings, and in need of repair (pictured) - but it's free, so why not :)

I'm hoping to be able to get it fixed and the flip it for a bit of profit, or trade it to something else useful. Even though it's low-end, english tack is hard to come by in my area.

Do you think this degree of repair is worth the time/effort?
Other than what's pictured, it should only need cleaned and conditioned.

This is all assuming that the tree is in good shape.
If it's not, then I'm going to make it into a stool for in the tack room.

I would be inclined to say, no it is not worth the cost of repair. It might be worth keeping around for training purposes if it fit something down the road decently, just to initially saddle a youngster (not ride) - what damage could they do?

I did a google image search for saddle stool and found this picture!

I'd want it to have more of a true rocking horse style though.
Maybe even find an old bridle, or at least reins to add to it.

I can actually make a couple of them - I have a Simco western saddle with a smashed tree (actual tree fell on it during a storm) that I could probably glue back together good enough for a toy.

such a repair would be hard to do. my own old dressage saddle is beginning to tear along the line where the seat is sewn to the flap (the line of the twist) and the local leather guy said it would be very hard to repair without major work on the saddle, and frankly, my saddle isn't worth it. nor is that one.
