How to write up a long term lease/trial

I am looking at a horse that is for sale but that the owner is willing to do a long term (i.e. Winter) trial/lease. Any advice on how to write up such an agreement?

The absolute best thing you can do is pay a lawyer $50 to write one up for you.

My mom is a lawyer but I am not sure what things should be included.
