Leasing horses

I am considering leasing my little paint/tb mare, but I have never done this..I would love to hear any stories, good and bad, about leasing horses...this might help me in my decision. :)

I lease my mare to a family back in my home area. I don't charge them for the actual lease but they are responsible for:

-hoof care... Chloe needs front shoes. I require them to use my guy to do the timming and shoeing

-food... they keep her on their property and have to give her an appropriate amount of food including hay and grain. I don't want a skinny horse or really fat

-shots... they have to get her appropriate shots, I have what I require

-general health care... if she were to colic or whatnot they are required to call the vet that I have named

-use the tack I have let them borrow- I want to make sure everything fits on her well

I cover:
-yearly coggins
-teeth care

Everything has worked out and it is the third year now. Chloe is a easy mare to maintain and they love her to death but Im not ready to sell her. The girl uses her for open shoes to show western and english and then trail riding and carting around. I am very open to what they all do as long as she stays healthy.

Was it hard for you to let her go, and trust the other family to care for her as you did? That's my biggest hump. Lol
Not being in control of her care is the one thing I think that is holding me back.

In my experience leasing a horse has worked out great. We were responsible for all of the bills, excluding insurance. It saves you a lot of money initially from buying the horse.
