    Air conditioning in the summer, and heat in the winter :)

    Ability to hear the rain, but not have it TOO loud.

    I too would like OTTB's, but I don't think I could handle more than five at a time.

    Oh, and the barn would be all mine! No boarders, no strangers, just me. Friends are okay, but only when invited ;)
