Thanks everyone! I really hope you all get the opportunity to have your horse on your property at some point, it's unlike any other. You get to know them so so well. I thought I knew Beau when he was boarded... nope, not like this.
Kmdstar, the only time in the past year that I thought "man, I wish I still boarded" was this past February when we had 2 blizzards in 5 days and had 39" of snow. We couldn't even open our gates, let alone push the wheelbarrow down to the manure pile - but seeing them play in the snow made it worth it ;)
MIE, if you ever buy property, get more than you think you'll need. Of course, that may lead to "empty stall syndrome" but it's always good to have options. All of our stalls are full and every now and then I'll see a cute older horse for $50 on craigslist and I wish I could help them SO much, but we're full :(
