Business Idea, would love help and suggestions

Okay so I'm one of those young riders who of course wants to apply all that have learned in the last 16 years to other avid young horse people.

So my cousin has 13 acres of pasture (not currently fenced) and he would love for me to help turn it into more of a horse friends property. He lives in Coos Bay OR.

I would love to keep as much as I can of it pasture space but be able to put in outdoor arena, and a round pen.

I know I want a covered area to tack up in, but for the first few months will most likely have to use the run in shed.

For starters the Property, when ready would hold 2-3 horses.
This will not be the main place I teach and work with horses from, but more of a place for my families horses and possible project/re-sale horse to live.

Now I need advice on these things:

Insurance for myself, to be able to teach on another's property. How much does this cost? What all is involve?

LLC- I would love for someone to take the time to explain what all is involved with becoming an LLC, pros and cons

Contracts- training wise and sale wise (If I where to advertise the horse, use my photos and video, put training into said horse to help sell for owners)


Im going to school currently in the social and human services area as a back up in case horses don't bring enough income.

Remember this is just an idea for the time being, Hutus love to hope that there is a chance this could work.

The area I would be in does not have a lot of dressage/jumper riders that teach. Let alone many people who just give English lessons. I lived there a few years ago and found it very hard to find any trainers to help with my riding so I would hope that could have that work more so in my favor.
