Red face Lease agreement in need of proofing and suggestions! ASAP

I all, I finally found a great match for Klassy, Youn g girl only 2 years younger then me. She has been riding for at least 6 years and has ridden many young horses, I know her outside of horses and in the horse world. She will keep Klassy very close and I will be able to help her if needed.
Please read and tell me if I should add anything.

Lease Agreement for Klassy and Samantha Sprinkle
This agreement is between Samantha Garrett (owner of Klassy) and Samantha Sprinkle who will care lease Klassy.
Klassy: 5 year old 15.2 bay TB Mare with star and left hind sock.
Lease agreement is as follows:
Samantha Sprinkle is to pay for all of Klassy’s needs: board, farrier, common vet bills, grain/supplements, and training/lessons.
If an emergency (colic, any broken bones, severe lameness and or any other big health problem) is to accrue it is Samantha Sprinkle’s responsibility to alert owner and vet ASAP no matter time of day or night, it will then be decided how to go about such needed procedures to take care of any large bill and how to go about taking care of Klassy and whatever health issue is going on.
Note: Boarding facility must be approved by owner before making such arrangements to move Klassy too.
It will be Samantha Sprinkle’s responsibility to schedule the farrier and vet Appointments as needed for Klassy and will use the vet and farrier already known to Klassy.
Klassy is an easy keeper and isn’t in any need of any Special grain or supplements, she currently gets 2 flakes of grass or timothy hay Am and PM. If you feel that she needs more or less that is Samantha Sprinkle’s decision to make. It is of high importance that Klassy gets turned out for at least 2 hours daily. Klassy only has front shoes and they are a must.
Samantha Sprinkle may find a trainer (must be approved by owner) to work with, also note I, Samantha Garrett am willing to come give lessons on a weekly basis depending on the location for free. This lease agreement also entitles Samantha Sprinkle to full right of showing Klassy at local or off Island shows in English or western disciplines with the understanding she pays for all entry, stabling and hauling fees.
It is to be understood Klassy is still a young and not fully trained horse and is still learning. If ANY issues riding or temperament arise it is Samantha Sprinkle’s responsibility to alert owner if things feel any bit out of hand or dangerous, this is for the safety of both Samantha Sprinkle and Klassy. I, Samantha Garrett am always willing to help out if any such issues arise for the best interest of horse and rider. It Is to be understood any time Samantha Sprinkle is riding Klassy she MUST wear properly fitting helmet and boots.
Klassy will come with her tack, blankets, brushes, bathing equipment and any other items that belong to Klassy as needed. If any tack/blankets are destroyed beyond repair it is Samantha Sprinkle’s to replace such item as well as to notify Owner. Samantha Sprinkle is to properly care/clean any tack that comes with Klassy.

I would recommend getting a lease agreement online and using that. I have one I got from Equine Legal Solutions, Inc and it covers everything and then some. And while what you have written sounds like it covers everything, chances are you could have missed something.

I leased one of my horses when we used to live in Ga and it turned out to be a nightmare! You need to make sure that either person can get out of lease in any situation neccessary. I was moving to Alabama and the horse had lost a lot of weight so I had to break the lease. When I told the girl, who was only 13, she sent me inappropriate messages on facebook. My lease said either could terminate the lease for any reason with written notice. While it sounds like a great match, you never know what could happen so just protect yourself and your horse.

Well I am only doing it cause I am starting school again, I am close by 15 minutes away, I know her personally like I said and also have friends who know her. Again like I said above I will be helping her out and seeing once a week so I will be able to see and or tell if things aren't working out. I am sorry your lease didn't work out.

That is great you will be able to check on her.

Keep in mind that if this girl has a trainer, you'll want to invole the trainer as well.

Some things you could add in
*It Is to be understood any time Samantha Sprinkle is riding Klassy, "leasee" MUST wear properly fitting helmet and boots.

Is she going to be showing? What is the leasee's intended use of horse?
What kinda of riding is she allowed to do?
Is there any penalty for ending the lease early?
Is she the only person allowed on the horse? Can her trainer ride her? If so she releases you of any liablity.

Make sure whoevers name is on the lease is over 18.

I think finding a lease agreemant online is a great idea. It will give you some better guide lines as to all the legal stuff.

Heres some things that you should try to get in there
-rights you have to the horse:showing, trials, trails, etc
-any scars the horse may have(last thing you want to be in charge of is that if you didnt do it)
-if a major expense arises who is in charge of paying it (i.e colic, breaking limbs, things like that)

I'd say find one online and then tweak it if need be :)

Are those real names? If you're using real names on the internet, please consider the other girl's privacy. I k now I would not be happy if I saw someone posting with my real name in conjunction with something like this.
Bookmarking to come back to later for proofing.

Oh, and I highly suggest insisting on the lessee providing insurance for Klassy. It can eliminate a ton of friction should a large bill come up.
