Pricing on horse?

I've been looking around at what this horse may be worth and it has varied everywhere from 5k to 20k.

Just in your opinion, what would he be priced at?

He is a 17 hand 9 year old bay TB. GORGEOUS! A stride the size of texas and lovely sweepy movement. Great goofball personality.
Loads,clips,ties, and good for farrier.
He was raced when he was younger. He was incredible. (Put simply)
Was going to be a triple crown contender but had to be retired because of flapper complications. (His flapper was partially paralyzed, making it difficult to breath during a race, but not enough to have surgery)
Doesnt effect him at all. Was offered...well, enough to purchase a house with.
Was put into hunter/jumper training and, according to the trainer, was doing incredible.
I've ridden him a few times and isnt complicated. No rear but is a little on the lazy side and has crow hopped once before breaking to a lope.
(Jockeys used to fight over who got to ride him because he was the easiest going horse)
Gets along great with other horses. Has been pastured with geldings,mares, ponies, and foals and never had a problem.

I can get pics asap. But as a basic guess, what would you price him at?

Edited to add-despite his racing career he has NO soundness issues and loves being ridden. He also trail rides.

Not much really. Maybe 2000?
He's worth a lot as a racehorse apparently, but that doesn't really transfer over to being a riding horse in my opinion (Unless he is a stallion). What I saw was 9 year old OTTB with a bit of training and a great attitude.
How far did his training go? Obviously this would up the price.

I'd say anywhere from 5,000-18,000, all depending on his quality. Does he have good form over fences? Does he have floating, flat kneed hunter movement? Does he do flying lead changes? Are they automatic? If you posted a video that would help a lot, or at least pictures of him being ridden and jumped.
