Questions to ask buyer?

I have a women planning to come look at my mare. I want to be sure that she's going to the right home. She needs some work with a gentle hand, and the lady says that she does her own training. Are there any specific questions I should ask her?

When I had to sell my first horse years ago, the first thing I asked was about where and how (inside, outside, or a combination) he would be kept. I talked to several people who wanted him, taking their names and phone numbers and started doing a little background work of my own. Kind of seeking out personal references from the horse people that I knew. When I finally chose the peson that I felt comfortable with, I called the guy and asked if I would be able to visit every so often (it broke my heart to have to sell him) . When he said anytime I wanted, I said "sold".

That's me. I don't want to sell her, but in order to afford a suitable horse for our level I have to. The lady seems really great so far.
