Closed escrow today! New ranch!
I really couldnt hold it in any more, and had to share.. I had been watching the market pretty heavy the last few years and waiting! It has turned to be a buyers paradise, but there has been too many sellers who wont budge and rather fall to foreclosure.
The last four months a property I had been eyeballing, the owners finally called last month to let me know they were interested in the offer I put in. Needless to say we spent a few weeks bargaining back and forth. The realty company called me Friday and said the owners would accept my offer! I spent most of the day today in the office signing papers and then going out with the assessor to inspect the property lines. I closed the sale this evening! Yay!
The reason I am so excited, is that I have always wanted to get a good amount of property of my own to continue the family history. It came true today when I closed on a 2000 home, 8-stall heated barn, attached shop and seperate shop, sitting on 115 acres! My little monsters will finally get lots of open range to play and disappear for hours! Feb 1st I get to move in, and I can just taste getting to unload all of my little monsters off the trailer and setting them loose out on pasture!
Another neat note to it all, is that the VA approved it (which is impossible on rural properties), and I will end up paying less monthly then where I am at now! This means more equine fun.. actually I have already been pushing it to the limits where I am at now, as I keep collecting, and running out of room to put them! LOL! The downside to it all, if it can really be considered that, is that I am further out and away from town and work then before, by 25 miles.. But i think its all worth it! I only work 3 days one week and 4 the next, so gas shouldnt kill me!
oh my gosh you are so lucky! out here it's a buyers market, but it's hard to even get a loan from anyone :(.

I did notice that as well.. appearantly there has been some federal involvement in the loan industry, and new regulations were implied with home purchases. I guess it was to help stop the non-serious buyers going into default on home loans. I found out that if I went conventional, I would have had to come up with 10% down.. now, thats some serious cash flinging going on there! I had a heart attack with that number, and thought there would be no way in heck I would ever come up with that amount. It wasnt until a new lender told me I would qualify for FHA, even after owning a home before, as long as it was past three years. Then a couple months ago I was going over my VA benefits package and found out they would back a purchase on rural property, including FHA deal.
And thank you btw! I will celebrate.. getting my herd out to the property! LOL! Thats my ideaof a good celebration! I will get some pics up as soon as the wind stops trying to take me to Nebraska! LOL!
Oh! You are so lucky! We've been looking at property in Oregon but everything is so far from Portland, my fiance wont go for it =(. Congratz! =D

Sounds really exciting!!!! I would love to be out in that situation. It would be hard to go to work when having that much to play on.
