From boarder to barn owner
Currently board 2 horses for self care.
SOON we will have our own place - bank owned 13 acres with 9 stall barn w/wash rack. approx. 100 x 170 arena once I get it cleaned up and tilled.
Obviously the property need some TLC. Being horse owners and boarders ourselves, we feel pretty good about what is needed.
We would like to get a few boarders right away. We plan to fix fencing on 2 or 3 turnouts ASAP. Original prop had 4 board fence throughout (6 turnouts). Close to 50% of that is falling. We will probably replace back fences with no-climb or 4 wire.
Would seeing a property that needs repairs scare you away? Unfortunately we are not in a position to drop big $$ to fix it all at once. It will be a slow, self working process.
It will get fixed up.
Thinking of full care (stall, turnout, bedding, hay) for $250 to $300.
I say $250..... it looks like people are getting out of horses because of the expense and so if you keep your cheaper, you will at least stay full.... however, what are your market comparisons?
There is a facility nearby that offer FULL care at $360, partial care at $250. Another that offers full care at $265. <----- that one is full.
I based the prices on what it costs us to care for our horses.
Stalls would also be cleaned daily when horses are in. Our horses are spoiled and seldom stay out overnight.
Then by going what you have posted you will and should get boarders. Your price is reasonable.

Sounds reasonable to me too. But if I didn't know you, I would be put off by a property in disrepair, as I would assume you didn't care and kept it that way.
I don't need a barn to be fancy, but I would want it to be secure and safe for my horse.

The barn is secure. It's the 4 board fencing that really needs work. Since we have our own horses, we WILL have 2 or 3 of the turnouts fixed up and ready ASAP.
As I said, it was a bank foreclosure. Was owned by a thoroughbred trainer. He got quite ill and things went downhill. Before that, the neighbors said the place was like a park.

sounds very reasinable for me! but make sure it covers your expenses! and you can keep up with repairs etc. theres a barn around here they charge 200$ for co-op board. so the boarders pay 200$ and do chores a few days a week. its not a bad deal IF the barn owner put work into the barn. however its a complete disaster!!! multiple stalls are flooded almost all the wood is rotted etc etc
