51 Acre Horse farm in PA

i'm trying to help my parents out. they live in East Waterford, PA (17021) in Juniata county. its pretty remote...about 20 miles out side of Port Royal.
The house is a stick built ranch home on a superior wall basemant. approx. 2400 sqft. all hardwood floor. central vac. system. the house and barn were both built in 2004.
on to the barn. the barn is a 6 stall with wash stall. concrete flooring. large hay storage room (enclosed). large tac room with hot and cold water and electric. very large indoor riding arena. (100 x 72 ).
all of this sits up in a hill on 51 acres. about 20-25 acres is fenced with electric tape fence (white). it has a large hay field across the street and that part of the propery borders the juniata creek that is stocked yearly about a half a mile up with trout. behind the house and barn on the hill about 10-15 acres is wooded. Asking $650,000.00
