Letting the outside world in - Paperwork precautions?

So.. Just out of curiosity...

How do you protect yourself & your horses/farm from the outside world?

Never let the outside world in, right?

What are some of the precautions that you or your boarding facility take to avoid liability when dealing visitors or kids or those taking riding lessons? Waivers? Insurance? Signs? All of the above maybe?

I imagine it varies by state, county, etc. but what are some basics that you use? And, in addition, who did you contact regarding local regulations? An attorney? County Extension Office?

I'd love to hear about some of the ways that you safeguard your farm/ranch/horses, etc.
