Templates for me?

Alright, so tomorrow I am showing Ice to a girl whos interested in possibly leasing him. While I have a good idea of the general terms, I do have some specific questions.

-I am charging 100 dollars a month more or less free access. Since I'm not riding him right now, and I'm working off most of his board bill, the cheap price covers the rest of his board and leaves a little bit for me. I am going to cover farrier costs, but should we split routine vet care? What about emergency vet care? Should we alternate who pays for worming?

-Should I include that all major decisions be cleared by me in the contract? This girl says that she only wants him as a riding companion, she has no showing aspects, but what if she wants to take him to a for fun trail class or something like that? Should that have to be cleared, or not?

-Does anyone have links to free sample templates of lease contracts? I know my barn has contracts printed up, but those are open ended contracts, and I want to be able to insert an ending date if necessary.

Since $100/month for pretty well free access is very cheap (according to what I've seen), I would charge a portion of routine vet care. You can't really expect her to pay emergency vet bills, UNLESS Ice is under her care (ie. she has him at a show/off property) when the accident happened. I wouldn't make her pay for worming, but that's just because I don't really consider worming to be a nuisance to pay. If you wanted her to pay for it, then I don't think it would be a deal breaker as it's not very pricey.

Definitely include in the contract that if she wants to take him off property it has to be approved by you (and if it were me, I would include that she had to have transportation that I approved of/trusted AND a coach, or at least an adult I knew and trusted, with her). Obviously if she wanted to show him, all of the costs would be her responsibility.

I used to have a really good lease contract, I will try to find it for you.
