We didn't get much rain from the hurricane so i doubt there will be any flooding.

I would just check to see if it is in a flood zone or the proximity to rivers. But it sounds promising!

That area is very rural. Pretty much all farms and large properties.

If you trail ride, I'm not sure what is in that area for trails. Might want to ask around. There are lots of little places that I might not know about.
Of course, we haven't gone down to see it yet, but the Realtor says it's about 7 miles from the Suwanee River. Definitely going to check flood maps. Yep, I figured Lake City for any major shopping but hoping for at least a smaller grocery store a bit closer. Google says there is a super Walmart in Live Oak which is closer than Lake City.
Suwanee River Music Park has horse trails , campsites and more,,,stated as 4 miles from I75, so it should be close enough to go ride there. Seems like there is a trail head near Branfort too, but I don't remember for sure.
Realtor says no problems from Michael at the property or the area in general.

Thanks for the info!!

I live between Wellborn and Branford and it is NOT 10 minutes to Lake City or Branford. The realtor is stretching the truth. We allow 20 minutes to get to Branford, 25 minutes to Lake City, 40 minutes to Live Oak. We love this area. The trails at Spirit of the Suwannee are nice, but they charge $5 (or maybe they have gone up to $7) to ride from their trails. You can get on the same trails for free at Mattair Springs, which has a lovely parking area, but no restrooms. There are some nice trails further north also.

That trail in Branford is kind of boring--you'll probably only want to do it once.

We are so lucky to have a horse camping area close to us, River Rise at Oleno. And further south is San Felasco, which is super beautiful, interesting, and fun. And if you go further south, there are many many riding and camping areas in Ocala National Forest.

Please let us know when you would like to go on a trail so we can set it up.

knightrider, you are in the same general area as the land we are coming to look at ! Yeah.....thanks for the info on the times...we plan on driving to those places ourselves to experience it/check the distance. I'm ok with shopping being 25 minutes (to Lake City), so I hope our distance is very similar to yours.
Here, I'm accostomed to driving an hour or so to ride any good trails (state park or city park). If this works out , I would most definetly love to get the details from you and go ride. I will look up River Rise, it sounds good, along with San Felasco. It's very, very good to hear that you love that area. I would love to go on a trail when I'm there to see the land , as someone (you?) had suggested earlier. Unfortunately, that might not work out. My Sister has some pressing issues at home that will prevent us from taking any extra time as originally planned. For now, it would be a day to drive down, a day to look, and drive home the next day. At least for now, and hopefully it will be mid week next week..we'll see.
Thanks again for the great info.
