It's lovely, and the price for that much acreage in CT is great. Property taxes though, yowza!

My 5 acre farmette here in VA runs me about $520 a year in property taxes.

Mine is $197 with a 17 stall barn on the 26 acres with 2 1/2 homes. I could do a great deal with your years' taxes.

If you qualify to be designated as a farm here in CT it reduces your taxes by a lot but just keeping horses doesn't do that

The town of Putnam, CT has the lowest Tax Rate (Mill Rate) in the state of CT. But CT is probably one of the highest tax rates in the nations! Just to throw it out there and let everyone know, if you know anyone looking for a property in CT, I am willing to pay anyone (real estate agent or not) a 3% commission if you can find a buyer for this property. That is $12,000+ just for telling your friends. Share on your social networks. Forgot to mention, you can place this property in a farm classification and save about $1500/yr off the taxes. The only stipulation is that if you own the property for less than 10 years, the difference in the tax will need to be paid back to the Town.
